Peckham Square, London

The brief of the mixed-use development for the site of Eagle Wharf in Peckham was a challenging one. The site is located in Peckham, which is in the Borough of Southwark. Southwark is an important commercial and cultural center to the south of the river. The site is very much part of the urban grain of Peckham and in the heart of the cultural and civic zone, given its proximity to Peckham Library and Peckham Square. A study of the site and its surroundings and intensive research on the area, current proposals, and future vision gave direction to the program and the design. The demographic study of the area showing an increase of young adults along with the upward trend of rented and shared accommodations for this age profile, defined the housing part of the brief as co-living spaces, with different typologies for different personalities. This is seen as space for but not necessarily restricted to creatives with flexible lifestyles. It is a space that harbors a sense of community. The other part of the program is cultural and civic and includes performance spaces, a café and an extension of Peckham Square and Burgess Park. The site is part of an upcoming creative corridor with close links to art schools. The lack of larger cultural spaces in the area along with the need for regeneration and nighttime safety in the area inform this part of the program.
The building consists of three types of units for three different types of tenants. Also, the units are orientated to four different orientations (SSE, NNW, SE, SW). Each room is focused on a different kind of person with a different kind of schedule and an economic level. All the units are designed to be flexible, you can fold the bed to the wall and have a bigger space for living.

Unit 1: Ensuite Layout
This unit has an area of 13.8 sqm, is focused for a person who has to share the kitchen and living facilities with other 7 people,with ensuite bathroom. All the units are in the north side of the building, that is the reason because those rooms have the highest window-to-floor ratio (36.8%), to obtain the most daylight possible according to the obtain also a good thermal features without many heat loses.
Unit 2: Studio Layout
This unit has an area of 17.7 sqm, The studios are orientated to the SE and the window-to-floor ratio is (23.7%). The desk is orientated in a perpendicular side of the window to reduce the possible glare..
Unit 3: Sharing Unit
These units are orientated SSW and SSE. The units have a sharing a bathroom between two and a kitchen between four. All of this room have an area of 10 sqm and the windows are in the corner of the room to maximize de daylight inside and to reduce the glare. The window-to-floor ratio is 18.7%
